Brockton Everlast are pleased to launch the initial round of public consultation for proposals to sensitively refurbish and upgrade Waterside House to create a sustainable and fit for the future world-class Life-Sciences Hub, alongside an exciting and inclusive public realm, and an activated ground floor with community spaces.

Our proposals present an opportunity to make significant enhancements to the wider Paddington area. In this website you can find more information about the key principles of our proposals and our vision for the site, and information on how you can participate in our public consultation and have your say on what you would like to see.

Following this initial round of public consultation, we will review the feedback received, develop our proposals and have another second round of public consultation, ahead of submitting a planning application to Westminster City Council.

Existing Building

Waterside House is located in Paddington Basin, offering a canal-side mixed commercial and retail environment. It is a word-class office building completed in 2003. Paddington has undergone significant change, and as such there is an opportunity to sensitively upgrade the building for modern requirements.
Our vision

Improved and enhanced public realm to create genuinely usable public space which engages with both the building and the canal as well as the wider Paddington Public Realm.

To deliver a programme of inclusive cultural / retail / workspace mixed uses at ground floor level at the base of the building, including affordable workspace, to provide real active frontages and genuine social value.

Sustainably retaining, adapting and extending the existing building to deliver fully lab-enabled space to attract world-leading life-science occupiers.

To improve the carbon efficiency of the existing building and eliminate fossil fuel use.

To be a catalyst for a Paddington Life Science cluster linked to neighbouring St Mary’s Hospital.

What are life sciences
The life sciences sector is among the most valuable and strategically important in the UK, critical to the country’s health, wealth and resilience. Life sciences includes a wide range of activities, making significant advancements in medicine and biology. The existing form and its structure offers opportunity for a lab write up space within the existing form, with the new extended floor plate to support demanding technical lab space.

Brockton Everlast are an experienced developer with a strong track record of delivering highly sustainable buildings and remaining the forever owners of the buildings they own.
As the forever owner of the site and a member of the Paddington Partnership, Brockton Everlast is looking to make Paddington more welcoming and accessible for people who live, work and go to school there.
The Paddington Partnership is a voluntary grouping of the main developers and companies in Paddington, working to regenerate, promote and connect across the area. Brockton Everlast are a member of the UK Green Building Council and have made a commitment that their entire portfolio achieves Net Zero by 2030.
Brockton Everlast is a founding supporter of The 1928 Project, which was established in 2020 during the Covid-19 pandemic to support St Mary’s Hospital in Paddington and the NHS Staff who work there. The project aims to provide additional support for staff wellbeing, including quality food for all 4000 people who work at the hospital, extra supplies for work areas and improved rest areas.

The initial round of consultation has now closed. We are currently in the process of reviewing feedback and continuing to develop our proposals in response. We will reconsult with our updated proposals in 2024 ahead of finalising our plans and submitting a planning application to Westminster City Council.
